Wow, has it really been 28 years since I have started auctioneering and 20 years in the Real Estate business? It just doesn't seem possible. I'll never forget one of the first sales Wes and I did in Hinckley - the Dr. Stephan's auction just north of the Hinckley High School.and we were standing up on the hay wagon full of treasures that we found from the old house. I remember as we were selling, it started to sprinkle rain. Oh, no! Many of the bidders were under the big porch roof of the old house and all of a sudden the floor gave way and the crowd of bidders went down a little bit - so funny. Luckily no one got hurt. This is just one of many stories I could tell of the interesting moments in my 25 plus years of auctioneering.
It sure has been fun, but also hard work. I can honestly say that it was a lot easier with a great role model such as Wes. His commitment to do his best for his sellers and his honesty in all of his dealings has taught me so much. This last year has been hard to not have him with us at the auctions. I still make sure to call and ask his advice as he is one of the most respected auctioneers in the area.
As most of you know, I am a licensed real estate broker for over 20 years having worked with Coldwell Banker, United Country, ReMax and currently with Heartland Realty. This has given me good exposure to the real estate industry seeing how the traditional method of real estate works and using the auction method of selling real estate also. The auction and real estate businesses do go hand in hand very well. Owners often need to sell their real estate and personal property - so why not sell them both at the same time. An auction will get the job done for both and has many advantages: good exposure, less market time, and a motivated seller combined with a motivated buyer creates results.
I will never forget the first real estate and personal property auction Wes and I did, the Francis Motezka auction in Pine City. There was a good mix of personal property and a prime parcel of real estate on Cross Lake. We had two open houses, large sign on the property, a nice color flyer and motivated, realistic sellers - perfect ingredients for a great auction. The talk of the town, at least between the seasoned realtors, was they won't get what the real estate is worth at auction will they? That is what they thought! They were wrong. The day of the sale it sold for more than what they and the seller and I anticipated. This all happened because the right elements were there. So don't second guess the opportunity to offer your personal property and real estate at auction It is a great way to get both things sold in a short market time and potentially the best and highest value.
Within the last couple of years, the auction industry has seen some interesting changes; computerized clerking, internet bidding, combination of internet and live bidding, buyer's premium are just to name a few. Before you make the call of just one type of auction make sure that you take the time to explore all types. Sometimes the traditional onsite is the only way, but having these new options gives the auction method new energy and sometimes a lot more value to the items you're selling.
To make the auctions interesting, I've had guest auctioneers - which brings a new atmosphere and I do need a break from the calling sometimes too. So come and listen to a new voice when there is a guest auctioneer.
If you are considering having an auction, the best way to give an honest quote of expenses and services offered is to meet with you, the seller, and view the merchandise rather than giving a quote over the phone. It's hard to be accurate over the phone when you have no idea of the items to be sold. It's similar to building or remodeling a house and there are no plans.
